In December, the Mayor and Council unanimously voted on a resolution to support the Maryland Transit-Oriented Development designation. The designation, approved by the Maryland Department of Transportation and the Smart Growth Subcabinet, recognizes the station area as a key location for compact, mixed-use development centered on transit access. The designation is intended to encourage coordinated planning, infrastructure investment and redevelopment that supports walkable communities and reduces reliance on cars. The Rockville Metro station area includes land surrounding the Metrorail Red Line, MARC Brunswick Line and Amtrak service, making it one of the region’s most connected transit hubs. The designation, which lasts 10 years and can be renewed, makes the area eligible for state support, including access to the Maryland Department of Transportation’s transit-oriented development capital grant and revolving loan fund, as well as competitive advantages in housing and state procurement programs. The city has identified the station area as a strategic location for redevelopment that can accommodate housing, retail, office space and public amenities while improving connectivity and accessibility. The framework aligns with broader planning efforts to promote sustainable growth, expand housing options and strengthen the local economy. The designation does not change existing zoning or approve specific development projects. Future proposals will continue to undergo the city’s standard planning and public review processes.
