단독·타운하우스 등 1,000여 가구 대단지 조성… 데이터센터·방산 호조에 북버지니아 주택난 해소 기대
글로벌 부동산 투자 개발사인 ‘하인스(Hines)’가 버지니아주 프린스 윌리엄 카운티 일대 주택 개발 부지를 잇따라 매입하며 북버지니아 외곽 지역 투자를 대폭 확대하고 있다고 ‘워싱턴 비즈니스 저널’이 보도했다.
내용에 따르면 텍사스주 휴스턴에 본사를 둔 하인스는 올해 1월부터 최근까지 프린스 윌리엄 카운티 내 4개 주거용 개발 부지를 총 1억 4,000만 달러 이상에 매입했다. 이번에 확보한 부지에는 향후 단독주택과 타운하우스, 다세대 주택 등 총 1,000여 가구 이상이 들어설 전망이다.
앞서 하인스는 지난 2024년과 2025년에도 프린스 윌리엄 및 라우든 카운티 일대 부지 4곳을 매입하는 데 2억 2,100만 달러를 투입한 바 있다. 이로써 하인스는 북버지니아 주택 시장의 장기적인 성장 가능성에 대해 강한 신뢰를 다시 한번 입증했다.
부동산 업계에서는 최근 데이터센터 열풍과 방위산업, IT 섹터의 가파른 성장에 힘입어 북버지니아 지역의 인구가 꾸준히 유입되고 있는 반면, 주택 공급은 여전히 턱없이 부족한 상황을 이번 대규모 투자의 주된 배경으로 분석하고 있다. 앤드루 맥조지 하인스 선임 상무는 성명을 통해 "이번에 조성되는 주거 단지들은 북버지니아와 워싱턴 DC 등 주요 고용 중심지와 접근성이 뛰어나며, 실수요자들에게 현실적인 가격대의 내 집 마련 기회를 제공하게 될 것"이라고 밝혔다.
이번 매입 프로젝트를 구체적으로 살펴보면, 하인스는 지난 5월 페어팩스의 'JR 리얼에스테이트 그룹'과 공동으로 노크스빌 비트 힐 로드 인근의 110에이커 규모 부지를 매입해 '빌리지 앳 브로드 런' 단지를 개발 중이다. 이곳에는 단독주택과 타운하우스, 서민주택 등 총 290가구가 들어서며 산책로와 클럽하우스, 수영장 등의 편의시설을 갖추고 2028년 가을 첫 대지 조성을 완료할 예정이다.
또한 지난 1월 캐나다 '트레즈 캐피털'과 함께 매입한 게인스빌 올레어 드라이브 인근 80에이커 부지의 '그레이슨 오버룩' 단지에는 단독주택 210가구가 들어선다. 해당 부지는 대형 주택 건설사인 NVR에 이미 선분양되었으며 2026년 말부터 본격적인 대지 조성이 시작된다.
이어 2월에 매입한 우드브리지 프린스 윌리엄 파크웨이 인근의 '킹스 그로브' 단지에는 타운하우스와 서민주택 등 239가구가 들어서며 비저 홈스와 NVR에 선분양되어 2027년 하반기 준공을 목표로 하고 있다. 마나사스 지역의 '후드리 스퀘어' 단지 역시 타운하우스와 듀플렉스 등 279가구 규모로 조성되어 NVR 및 드리스를 통해 2027년부터 순차적으로 공급될 예정이다.
한편 하인스는 이번에 발표된 4개 프로젝트 외에도 덤프리스의 포토맥 쇼어스, 브리스토, 리스버그 등지에서 총 1,900여 가구 규모의 또 다른 주택 개발 사업 4건을 병행하고 있어, 만성적인 북버지니아 일대의 주택 공급난 해소에 상당한 기여를 할 것으로 기대된다.
Hines Expands Northern Virginia Footprint with $140M Land Acquisition in Prince William County
Global real estate investment and development firm Hines is sharply expanding its presence in outer Northern Virginia, securing four residential land parcels in Prince William County for more than $140 million since the start of the year, according to a report by the Washington Business Journal.
The Houston-based developer plans to construct over 1,000 residential units across the newly acquired sites, featuring a mix of single-family homes, townhomes, and multi-family residences. The move builds on the firm's aggressive regional expansion, following $221 million spent between 2024 and 2025 on four separate sites across Prince William and Loudoun counties, signaling continued confidence in Northern Virginia’s long-term housing market.
Industry analysts view the investments as a direct response to a persistent housing shortfall in Northern Virginia, where steady population inflows continue to be driven by a surging data center sector, defense contracting, and broader technology industry growth.
"These planned residential communities offer exceptional proximity to primary employment centers in Northern Virginia and Washington, D.C.," Andrew McGeorge, Senior Managing Director at Hines, said in a statement. "Importantly, they will provide attainable homeownership opportunities at realistic price points for prospective buyers."

In May, Hines partnered with Fairfax-based JR Real Estate Group to acquire a 110-acre site near Nokesville Road for "The Village at Broad Run." The 290-unit master-planned community will offer single-family residences, townhomes, and affordable housing, alongside amenities including walking trails, a clubhouse, and a swimming pool. Initial land development is scheduled for completion in fall 2028.
Earlier in January, Hines collaborated with Canada’s Trez Capital to acquire an 80-acre parcel on Allaire Drive in Gainesville. Named "Grayson Overlook," the site is slated for 210 single-family homes. The lots have already been pre-sold to major national homebuilder NVR, with site preparation set to begin in late 2026.
In February, the firm acquired land along Prince William Parkway in Woodbridge for "King’s Grove," a 239-unit development comprising townhomes and affordable housing units. Pre-sold to Beazer Homes and NVR, the project is targeting completion in the second half of 2027.
Rounding out the recent purchases is "Whoondree Square" in Manassas, where 279 townhomes and duplexes will be delivered in phases starting in 2027 through NVR and Drees Homes.
Beyond these four developments, Hines is concurrently managing four additional residential projects in Dumfries (Potomac Shores), Bristow, and Leesburg totaling roughly 1,900 units—a combined pipeline expected to significantly alleviate the chronic housing deficit across Northern Virginia.
